How long does an EPC last?
An EPC lasts 10 years but there are circumstances when they may require updating prior to this, such as alterations to the HVAC.
I own a flat and a shop below, what type of EPC do I need ‘Domestic or Non-Domestic’?
If the flat has a separate access, you’ll need both a Domestic and Non-Domestic EPC, if the flat is accessed through the shop then you’ll need just one Non-Domestic EPC.
I have 8 buildings with Air Conditioning systems of 10 kW cooling capacity each, do I need a TM44?
If the buildings are connected and under your control, you’ll have a total ‘system’ capacity of 80kW and will require a TM44 inspection. If all the buildings are separate, they’ll be under the minimum requirement and therefore you’ll not need a TM44 inspection.
I am responsible for a doctor’s surgery, do I need a DEC?
If your surgery is privately funded, you will not need a DEC, if you are in part or wholly funded by public finances and over 250m² in size you’ll need to obtain a DEC.
I'm building an extension to my commercial building, do I need an EPC?
If your existing HVAC is being extended into the new extension, you’ll be required to gain a new EPC on the whole building. This maybe in addition to an ‘as designed’ EPC applicable to the new extension itself under Part L regulations. As extensions vary so much you should consult your Building Control Officer as too what he’ll be expecting based upon your planned design.
