EPCs are required under the Energy Performance of Buildings Directive (EPBD) and fall under Part L of the building regulations. An EPC will be required when selling or renting a building (or part of building) and also for newly constructed buildings.

Types of EPCs

Non-Domestic 'As Designed' EPC – Part L2A

Often referred to as BRUKL Calculations, an EPC will be produced for any newly constructed building other than a dwelling. This will involve a process in which the assessor must receive the full design of the building. The information will be used to produce a building model in SBEM or DSM software and using the NCM will suggest that the actual building’s CO2 emission rate falls within an acceptable level, referred to as BER<=TER (Building Emission Rate/Target Emission Rate) or in layman’s terms a pass or fail. If the building fails, the design will require alterations until a pass has been achieved. Once the building has been completed the assessor will be notified that the actual building has been constructed as per the design and an EPC can be issued. Note that a ‘Shell and Core’ option exists which passes the EPC compliance requirements on to the first incoming tenant.

Non-Domestic 'As Built' EPC – Part L2B

An as built Non-Domestic EPC will be required for any building other than domestic and the assessor will be required to visit the building and record details of the building. SBEM or DSM software will be used to produce the EPC following the NCM rules.

Domestic 'As Designed' EPC – Part L1A

An EPC will be produced for any newly built domestic dwelling. Following the same process as the Non Domestic buildings but using software known as SAP.

Domestic 'As Built' EPC – Part L1B

An EPC will be required for any as built Dwelling and the assessor will need to visit the site and record the details of the building. RdSAP software will be used to produce the EPC.

Exemptions

Some buildings can be exempt from obtaining an EPC such as any standalone building under 50m², non-occupied buildings, temporary buildings, buildings due to be demolished etc. For further guidance contact us.
